LP has evolved from only managing our own properties – which forms a large part of the portfolio, to managing properties for others by recommendation rather than advertising. LP is managed by Kris who has over 10 years housing experience and an excellent understanding of tenancy legal issues, the social benefits system and the implications to both the landlord and tenant of claiming Local Housing Allowance.

We also employ our own Gas Safe registered plumber and our own joiner who have been on the team some time. As well as carrying out repairs and maintenance, we are capable of both minor and major renovation works along with a team of trusted sub-contractors. We are happy to work with the owner if they want Lince Properties to manage a renovation project.

Our rent collector is pro-active when it comes to collecting arrears and establishing a repayment plan that is realistic before the arrears become difficult to pay. Tenants can pay by Standing Order, over the counter at HSBC bank, or have their rent collected, whichever is best suited to their individual circumstance.

LP believes in being fair to both Tenants and Landlords, the best tenant is a long-term tenant, and it is important that there is trust between all parties. We charge the tenant a small administration fee of £50 which is explained on the Tenants info page. Landlords are not charged for setting up a tenancy, signage, etc, it is all inclusive within the 12% Management Fee we charge.

We also provide the whole Buy–to–Let service, from sourcing suitable properties, putting you in touch with a qualified financial advisor, arranging insurance at a discounted rate and carrying out renovation works as required and of course finding a tenant and generating you an income!
