Meet at the property – we are happy to meet prospective tenants, normally in office hours, but occasionally out of hours, to show people the property that they are interested in…
References – if you like the property, and feel that the rental fees are within your budget, we will seek references from you, these can be credit references, personal references or work references dependant upon the property. At this point we charge a small administration fee to the tenant of £50 which is non refundable.
If you struggle to supply satisfactory reference or credit checks, we will give you the option to provide a guarantor, who will pay the rent in case you default, and they will be subject to the same references as above.
Assuming the references come back positive, we will meet you again at the property, agree a date to move into the property that is mutually convenient, and arrange the payment of a deposit. The amount of deposit varies per property, but all of our deposits are lodged with the "deposit protection service". We will also give you information about the property at this stage to enable you to sort out utility supplies, postal re–direction etc.
All new tenancies are based on an initial six month Assured Shorthold Tenancy Agreement.
Your rent can be paid by standing order, at an HSBC branch or online. In some instances we can collect the rent from you.
